General Policies
Check-in
Check-in is from 2 pm until 7 pm. As a small inn, we cannot accept unexpected early check-ins, and late check-ins can only be accommodated when pre-arranged. Please let us know what time you plan to arrive when you reserve your stay, or simply give us a call to confirm your approximate arrival time a day or so before your stay.
Cancellations
We understand unforeseen circumstances may make it necessary for you to cancel or postpone your stay. If you notify us of such a need at least two weeks prior to your reserved stay, we will be happy to refund your deposit, minus a $30 handling fee. If you need to cancel after the 14th day prior to your reserved stay, we will do our best to rebook your room with another guest. If we are successful, we will gladly refund your deposit, minus the $30 handling fee. If we are unsuccessful and the room goes un-booked, you will forfeit your deposit.
Reservation Alterations
If you need to alter your reservation to stay fewer days than originally booked, you are responsible for the full cost of your reservation if the change is not made prior to 14 days of the start of the scheduled stay. If, however, we can rebook the unused portion of your reservation, you will not be charged for that portion. Only a $30 handling fee will apply.
Smoking, Candles and Incense
For the safety of our historic properties and the comfort of all of our guests, smoking is not allowed in the inns. Open-flame candles and incense burning are also prohibited. Failure to adhere to this policy will result in an automatic $150 fee charged to your credit card on file.
Pets
We love them, but our insurance policy does not allow us to accept pets if they are not verified service animals.
Frequently Asked Questions
1. What’s the difference between staying at a hotel and staying at a bed and breakfast?
A bed and breakfast is a much more intimate lodging experience. The owner/innkeeper will personally greet you, and each guestroom is unique and lovingly decorated. You will receive a key to the inn, and you can come and go as you please. You will also receive chamber maid service every third day of your stay or upon request.
2. What meals will be served?
A complimentary hot breakfast is served each morning at each inn, usually at 9am. When booking your stay or upon check-in with your innkeeper, please let us know if you need a breakfast time adjustment. Our chef will personally prepare a scrumptious hot breakfast, and if you have any dietary restrictions (gluten-free, sugar-free, vegetarian, etc.), just let us know when you reserve your stay, and we’ll be happy to accommodate you. Complimentary welcome refreshments and snacks are also provided!
3. Can I check in late?
Our check-in time is from 2 pm to 7 pm. It’s important to let us know what time you expect to arrive, and it is courteous to honor that. An innkeeper lives on the premises, and we can arrange for late check-ins in advance. Unlike at a hotel, there is no front desk manned 24 hours at a small bed and breakfast.
4. What do I need to bring with me? Toiletries, robe etc.
You should bring your own personal necessities, but in addition to bed and bath linens, we do supply customized Akwaaba glycerin soap, shampoo/conditioner, bath salts and shower caps. And you’ll fall in love with our luxurious robes! Irons and hair dryers are also available.
5. I’ll be celebrating a special occasion when I come to visit. Are there any added touches you can provide?
We have a number of great packages, ranging from spa treatments to champagne, strawberries and fresh whipped cream. Click special packages to learn more.
6. Do you provide on-site parking?
Our inns are primarily located in city environments, so parking is at a premium. On-street parking is readily available at our Brooklyn location. Philadelphia offers limited private parking for a $15 daily fee. Using the subway, walking or taxis, if possible, is recommended. Our Poconos property, meanwhile, has plenty of free, private, on-site parking.
7. How far in advance do I need to make my reservation?
Rooms are reserved on a first-come, first-served basis. Generally speaking, weekends book up earliest.
8. How do I make a reservation?
You can check availability and book a reservation on our website or call us toll-free at (866) 466-3855 to reserve your stay. Your reservation is secured with a 50 percent deposit of the total cost of your stay. You can make this payment with any major credit card.
9. What if I need to cancel my reservation?

10. Should I leave a tip for my innkeeper and/or chambermaid?
If you have received outstanding service, it is customary to leave a tip. Remember, your innkeeper and housekeeper are preparing and serving you breakfast, tending to your room and providing concierge services in addition to many other nice-ities. This is a hospitality service industry, just like restaurants and spas, and the staff really does depend on tips to supplement their income.
